Haymarket, Virginia and Surrounding Towns Have Seen a Substantial Increase in Upscale Home Sale Prices Over the Past Two Years
In the midst of the political bickering in Washington, the rise and fall of interest rates and the uncertainties of the national economy, Haymarket, Virginia and surrounding towns have fared well over the past two years—at least in the real estate market. Haymarket and the surrounding towns of Gainesville, Bristow, and Warrenton, Virginia have seen a significant increase in home sale prices as well as in influx of new commercial and retail development.
The proof is in the numbers. Based on data collected from RBI Real Estate Business Intelligence, home sale prices over the past two years—from September of 2011 to September of 2013—showed a substantial increase in these communities.
This has been especially true with upscale homes in the $400,000 to $500,000 range. I took a snapshot of Detached 4 Bedroom Home Sales for this comparison. While sales prices tend to fluctuate up and down monthly during any given two year period, a two year comparison provides a broad picture indicating a steady rise.
The chart below shows a 34.4% increase in the Median Sales Price for Haymarket with Gainesville close behind at 25.7%. The prices show the Median Sales Price in 2011 compared to the Median Sales Price in 2013.
Haymarket, Gainesville, Bristow and Warrenton, Virginia are all suburban, small town communities within an hour west of Washington, DC. These communities boast beautiful scenery, convenience to shopping, great schools, recreation and diverse eateries.
They are home to several subdivisions, many with amenities like pool clubs, golf courses, walking trails and gated entries. Homes in these communities range from stylish townhouses to million dollar luxury estates—with the average house being a 4 bedroom colonial-style home on about a third of an acre.
This data does not surprise me. I live in the Town of Haymarket with my wife and two children where we enjoy the small town community lifestyle. Haymarket is a great place to live and a great place to invest in a home.
